Heat pumps in older Darlington homes: an honest assessment

Nobody genuinely doubts that an old house can be warmed by a heat pump. Any building can, at 55 degrees, with a bill to match. What people mean when they ask is whether it can be warmed at 35 to 45 degrees, where the running costs stay sensible. That is a question about walls, roofs and draughts rather than about brands and compressors, which is why every honest assessment starts with the fabric and only then talks about equipment.
Victorian and Edwardian railway terraces (West End, the Denes, North Road)
These are the streets that made the town: brick terraces built for men who worked at the wagon works and the foundries, laid out in tight grids with back lanes behind. Solid nine inch walls, ceilings around nine feet downstairs, suspended timber floors and small yards. They perform better than their age suggests, largely because a mid-terrace house shares two of its four walls with heated neighbours, which cuts exposed area sharply. The work that pays here is loft insulation to full depth and a serious go at draught paths — floorboards, sash boxes, redundant chimney openings. Do that and a 45 degree design is comfortable. Three routes exist and all three deserve pricing. Fabric first: loft, draught sealing, secondary glazing where windows are protected, then a 40 to 45 degree design with an enlarged emitter schedule. Straight conversion at 45 degrees with more radiator work and less fabric spend. Or a hybrid, where the heat pump handles the mild majority of the season and the retained boiler covers the coldest weeks, sidestepping the insulation argument at the cost of the £7,500.
Interwar semis (Cockerton, Harrowgate Hill, eastern Mowden)
The easy end of the town. Cavity walls, filled in the overwhelming majority of cases, roof spaces that take insulation without trouble, airing cupboards still in place and gardens with somewhere obvious for a machine. Add loft depth where it has settled, upsize two or three radiators and these settle into an efficient 40 to 45 degree regime with seasonal performance that stands comparison with any modern boiler. If this describes your house the answer is a plain yes, and the only open questions are price and timing.
Post-war estates (Haughton, Firthmoor, Branksome, Whinfield)
Compact, cavity built, modest demand, quick to convert, and a large number still running on electric storage heating. That produces the best financial outcome available in Darlington: heating electricity falling by half to two thirds, the full £7,500 available because direct electric counts as an outgoing system, and payback against the net cost frequently inside two to four winters. The design points worth attention are the extensions and converted garages these houses accumulated over decades, which are usually the coldest rooms and the ones a superficial quote ignores.

Older, heavier and far more varied than anything in the suburbs. Thick stone, rendered brick, extensions of every era and construction, and almost always no mains gas. Nothing can be assumed about heat loss in these buildings, and this is where a measured survey stops being good practice and becomes essential. The compensation is that the competition is kerosene, which is expensive and volatile, so even a higher-cost installation shows a clearer saving than the same machine would on a gas-heated semi in town.

- Built after 1930 with cavity walls and a reasonable loft? Almost certainly straightforward.
- Solid-wall mid-terrace with an accessible loft? Very likely workable at 45 degrees after fabric basics.
- Solid-wall end terrace or detached with three exposed elevations? Workable, but expect more emitter work and a higher figure.
- Large villa with original sashes and no realistic insulation route? Price both a full conversion and a hybrid before deciding.
- On storage heaters or oil? Whatever the construction, run the numbers, because the saving is usually larger than you expect.
- No lawful position for an outdoor unit at all? That is the one genuine stopper, and the survey should say so before you spend.
What good advice sounds like
A contractor who tells you your house is fine without measuring it is guessing, and a contractor who tells you an old house cannot take a heat pump is usually avoiding the design work. The useful answer sits between: here is your measured demand, here is the design temperature we can reach and what it costs to get there, here is what it will cost to run, and here is the alternative if you would rather not spend on fabric. Anything less than that is a sales pitch with a price attached.
